Protect Your Home Against Pipe Freezing This Winter

A burst pipe due to pipe freezing from cold temperatures and no insulation.

This winter temperatures will dip down below freezing, even in beautiful sunny North Myrtle Beach (although only for a few weeks). Freezing temperatures might cause older pipes in your homes walls or crawl spaces that are not properly insulated to freeze, expand and then burst! Pipe freezing is a dangerous problem.

Pipes will freeze in your walls if there is not proper insulation! If there are signs of water damage, mold or even moisture buildup when you open a wall up that might be evidence that a pipe burst sometime in the past. This most likely came from improper insulation. The best thing to do if you find evidence of a burst pipe from freezing is to add more insulation before the temperatures drop below freezing! This will help keep the pipes from getting too cold.

Here are a few tips to prevent frozen pipes this winter:

  • Use insulation on the sides of your water tank to prevent freezing. This is the main source of water concentration in your home, if this freezes you are in going to be in a world of trouble.
  • Upgrade your pipes and water tanks if needed due to age or inability to function properly and efficiently. Older tanks and pipes may have rust and corrosion which will weaken any sensitive pressure points and may lead to pipes bursting under the pressure while freezing temperatures are present.
  • Repair or replace any leaking and or dripping pipes before the freezing cold weather comes. If you know of problems with your pipes or can plainly see where issues with pipes may arise it is in your best interest to fix the problem when the weather is still warmer so that when the temperatures drop those problems do not escalate.

Be Proactive When It Comes To Insulation & Protect Against Pipe Freezing!

When pipe freezing occurs, the water expands, which can cause the pipes to burst and then the thawed water starts a leak. A burst water pipe can cause serious damage to your home and property. Especially if you are using the property as a rental and it stays unoccupied for any length of time during the off season. Water damage from broken or burst pipes left untreated can become mold problems in as little as 48 hours!

If you know what to do when a frozen pipe does burst you can be two steps ahead of a bad situation. To help you out should you ever have the misfortune to experience cold weather related water damage here are a few helpful tips:

  • Turn off the water at the main shut off valve as soon as you notice the damage. This may seem obvious but in a panicked state of mind seeing a bunch of water flooding your property sometimes you feel overwhelmed and do not know where to start.
  • Turning on all your hot and cold taps, this will help purge the system of residual water. You do not want leftover water just sitting in your pipes while you are fixing the problem pipes.
  • Thaw any exposed pipes with a hairdryer or heat gun if possible. This will melt the built up ice and help you avoid more pipe ruptures while you are mitigating the current pipe freezing damage.

If the pipe burst damage has gone unnoticed for some time due to an absence in the unit, there could be significant issues with mold and other safety concerns. Call a professional restoration company in your service area immediately to dry you out fast!

There are many other ways that you can make your home safe during the cold weather. We, however, wanted to share these few with you. If you still haven’t found your dream home, then give us at North Beach Realty a call.

Furniture

Create a Living Room the Whole Family will Love

One of the most daunting tasks for creating that perfect living room that the whole family will love is furniture. If you have small children, we know that finding the right fabrics for your couches is the key. If you happen to get leather, you may realize that it’s not the right thing for the kids. Look at the different fabrics available in most furniture stores to see which will hide stains or have a protective coating on the fabric. There are so many other options available for you to choose from now that will be perfect for your family.

Make the Space Function

Another great thing to make sure your living room is right for your family is to make sure it’s functional. If you have a space that may not be that larger, you will want to make it work for your family. Have some built-ins put into the room for extra storage for the kid’s toys or other things you may need? Add a bookcase or two to hold all of the family books on as well as decorations. Let the kids add their flair to the decorating as they too want to help with the house.

Sit Back & Relax

Create a Living Room the Whole Family will Love

Now that you have made your new house into your dream home, it’s time to sit back and relax. Your living room is now just as you want it, and the kids love it too. So sit back and relax and enjoy some time with the family in your new room. Grab some drinks, popcorn, and let the kids pick the movie. Just have a good time spending your time together as a family in your new home.

Decorate the Front Porch

3 Ways to Get Your Home Ready for Fall in North Myrtle Beach

One of the best ways to get your home ready for fall is to decorate the front porch from adding a fall wreath to the front door to adding pumpkins to the steps. Fall happens to be one of the best times of the year to decorate your home. Head to the local nursery and pick up some beautiful fall flowers such as Mums, Pansy’s, Chrysanthemums, and Black-Eyed Susan’s. These are a great addition to not only your front porch but also to your flower gardens too.

 Add Color Indoors

Another excellent option for decorating your home for the fall is to add color to the inside of your home. Whether you are adding color to the couch with some fall pillows or adding some color to the dining room table, there is so much to do. Head on over to the store and pick up some décor that’s fall like such as small pumpkins and gourds along with leaf garland. Set up a small basket with fresh apples and include in some pumpkin decorations into it to the dining room table. There is so much more to have inside your home to help make it feel like fall in North Myrtle Beach.

Inside Fall Aromas

3 Ways to Get Your Home Ready for Fall in North Myrtle Beach

The fall wouldn’t be the same if you didn’t include the fantastic aromas inside your home. One way that you can get some of that lovely scent inside your home is to set up on the stovetop some apple cider with a few cinnamon sticks simmering all day long. Baking is another great way to help keep your home smelling like you’re in a cabin in the mountains. Bake a fresh apple pie or pumpkin pie to get the scents going. You can also find several fall candles and wax cubes for your warmer to help spread the cheer in the home.

While there are many other things that you can do to help get your home ready for fall, we wanted to share these with you. If you are still looking for a home in the North Myrtle Beach area, we are happy to help you find one. We can’t wait to see you and your family on your hunt for your perfect dream home today!

3 Home Improvement Projects to Do in your New Home

3 Home Improvement Projects to Do in your New Home

Have you and your family just purchased a new home in the North Myrtle Beach area? If you have, then we need to tell you about three home improvement projects you can do in your new home. Buying a home is a proud moment, but there may be a few things that you may want to change to make it your style. Let’s look below at what those three home improvement projects you can do to make the home your own.

Fresh Coat of Paint

3 Home Improvement Projects to Do in your New Home

When you purchase a home, most times, the previous owner has painted the house a neutral color. After you close on your home and have moved in, you may want to change the color of the rooms. Giving the walls and trim a little upgrade can make your house into your home. Some of this year’s favorite colors are light off-whites, grey’s, and mint colors. No matter what color the walls, it will show your style and your love for your new home in the area.

Adding New Ceiling Fans

Living in the south, the one thing that many homeowners can’t do without are ceiling fans. If you purchased an older home, the ceiling fans might be out of date looking. Head to the home improvement store and pick out new ones for each room in the house. Let the kids pick out their own to match their style. If you have a screened-in porch and you’re looking to enjoy it more this summer, add a fan or two will make a world of difference.

Repurpose Furniture

3 Home Improvement Projects to Do in your New Home

Another fun thing that you can do with your home is to repurpose furniture or repainting them. A few ways that you may be able to repurpose furniture is making a TV Console from an old dresser. You can do this by taking a few drawers out, adding shelving to replace the drawers, and repainting it. If you’re looking to repaint some furniture, we can tell you that chalk paint is a great way to go. They have many colors that will work with any kind of décor, and don’t forget to add a little protectant overtop of the paint. Let the kids pick out a color they want their furniture to be and add a little flair of their own to their rooms.

There are many other fun projects that you can do in your new home, but we wanted to share these with you. If you are still hunting for the perfect North Myrtle Beach home, we at North Beach Realty can help you. We look forward to seeing you and helping you find your dream home in the area!

Now is the Time to Purchase Your Vacation Home in North Myrtle Beach

Have you and your family thought of purchasing a vacation home in the North Myrtle Beach area? If you have, then now is the time to get started with your search. We understand that finding the perfect home to become your vacation home is just the beginning and is so hard to choose. Our North Beach Realty Agents are ready to help you and your family find the right vacation home in the area to help allow you to sit back and relax.

What Kind of Vacation Home Do You Want?

This is often the hardest question for many families to answer because they all would like to have something different. For some, it may seem like having a condo within a resort is the way to go while others may want a standalone vacation home. The choices are unlimited when you are looking in North Myrtle Beach. Another part of this decision and question is how many will be vacationing with you each year. Knowing this will also help you in deciding you should go with a condo or vacation home!

Amenities of a Condo

For many families, they are often looking into what amenities come with a condo vacation home. This can, in return, help them decide if a condo will work for you and your family. Some of the amenities that will possibly come with your condo will vary depending on where you choose to purchase. If you decide to purchase your vacation home within a resort here is what you could have as some of the amenities:

  • Pool (Indoor or Outdoor)
  • Washer/Dryer in Unit
  • Trash Pickup
  • Fully Furnished Condo
  • Exercise Room

Another thing you may have to think about is when you purchase a condo vacation home, you will have an allowance of how many weeks you will have access to the condo. While some condos will allow you full access to it year-round, you may find that some of them will not. That is a big decision, but if you are a family who can’t sneak away anytime you choose, then maybe this is the best option for you!

Amenities of a Vacation Home

When you purchase a vacation home, you are buying a second home. This could be your home to live in a part-time of the year if you say live in colder states. It could also be used as a vacation rental that will allow you to allow other families into the home and let them have their dream vacation. Some of the amenities that you may find with your new vacation home are:

  • Pool
  • Access to the Beach
  • Oceanfront or Oceanview
  • More massive yard for family play
  • Full Kitchen and open layout of home
  • Backyard for your pets
  • Larger home for your family
  • Garage or storage

There are so many different options for your family when you purchase a vacation home in the area.

While there are many other options and reasons as to why you need to purchase your vacation home now, these are just a few reasons we wanted to share with you. If you’d like your vacation home to be in a neighborhood or oceanfront, we can help you find it! No matter how far-fetched your dream vacation home may be, our Agents at North Beach Realty are here to help you in your search!

Beaches are Open!

March & April were really long months, right?!! Now it’s May and we here at North Beach Vacations are happy to announce that our vacation rentals are open and available to you! Keep reading to learn more about Grand Strand openings below…

We are so delighted to welcome you back!

We hope that you and your family, friends, and loved ones are healthy and safe.

We want to keep you up-to-date as we learn about the lift of many restrictions in North Myrtle Beach, Horry County and South Carolina. As of last Friday, short-term rentals have reopened after an order last month requiring short-term accommodations and hotels to shut down.

We are happy to let you know that during your stay, you WILL be able to go to the beach. All beach accesses along the Grand Strand have reopened. Please note, social distancing is required and groups of 3 or more will be separated (families from same permanent residence excluded).

If shopping is on your mind…Horry County retailers are allowed to reopen, including clothing, furniture stores, jewelers and florists, after McMaster lifted the order that closed businesses. Among those are some shops at Barefoot Landing and Tanger Outlets.

Boating and other water sports may also be enjoyed as public docks and boat landings in Horry County have also reopened. It’s important to note that the South Carolina Department of Natural Resources have advised boaters to not gather on beaches, sandbars or islands.

Watch the sunrise as you sip your morning coffee…

Restaurants Are Open – Outdoor Dining Only

One other thing we wanted to point out is that resort pools, fitness centers, game rooms, saunas–pretty much all communal amenities, etc.–are still closed until May 13th, unless the Governor’s order is lifted or extended.

Plant a Garden this Summer in your New Backyard

Did you and your family just purchase a new home in the North Myrtle Beach area and are looking to grow fresh fruits and vegetables? We at North Beach Realty can assist you in helping you find which vegetables or fruits may work well in your garden. We understand that owning a new home can be a little daunting at times, but planting a garden in your backyard can give you and your family something to do together.

What Do You Want to Plant?

Plant a Garden this Summer in your New Backyard

When it comes to planting a new garden, it may be a little challenging to figure out what to plant. For many locals, you may find them growing things in their backyard like tomatoes, cucumbers, watermelons, zucchini, squash, and green beans. But if you are looking for something a little more specific, do a little research in to see what the best for the area is. This way, you can make a quick plan on what you’d like to plant in your first garden at your home.

Pick a Spot in your Backyard

Picking a spot in your backyard is a vital task for any homeowner, whether they live in the North Myrtle Beach area or not. You will want to find a spot that gets at least 6-8 hours of full sun each day. Another thing that you can do is check out the local garden center and see what each vegetable or fruit needs as far as shade or full sunlight. Making sure that you choose the right place in your backyard will help you know what plants work best for you.

Do You Want Raised Beds or Use the Soil?

After you have picked a spot for your garden in your backyard, it will soon be time to make another decision. This time you will be deciding if you want to dig up your yard or if you want to use raised beds. If you choose to build a raised bed, then this is the easier way to go. For many new homeowners, they don’t want to dedicate a particular part of their yard just for a garden, so they choose the raised beds. The good thing about using the raised beds is it can be a lot more back-friendly for those who don’t want to bend over to tend to their garden. If you choose to use the soil, then you will be continuing to turn down to care for it, weed, and get the ground ready. No matter what decision you make, it will be an excellent garden for your family!

The final step to planting a garden in your new backyard is to plant it and water it. For many of the fruits and vegetables, you will find that late spring is the best time to plant. But we would suggest that you check each plant to make sure it is the right time. If you don’t have a backyard that you can grow a garden, now is the time to start looking. We at North Beach Realty look forward to helping you and your family find yours forever home in North Myrtle Beach!

3 Ways to Decorate Your Guest Bedroom

3 Ways to Decorate Your Guest Bedroom

Did you recently move into your new home in North Myrtle Beach and are looking for ways to decorate your guest room? If the answer is yes, then you will want to continue to read this post as we know of 6 ways that you can decorate your guest room. Moving into a new home can be stressful and we understand that decorating can be overwhelming, but it doesn’t have to be. Let’s look below at 3 ways that you can decorate your guest bedroom in your new North Myrtle Beach home.

Make it Relaxing & Cozy

3 Ways to Decorate Your Guest Bedroom

Think about when you stay in a hotel or resort, what is the first thing that you check to see how relaxing the bed is. Create a room where your guests will not want to leave to go back to reality because the room is relaxing and cozy. Add several throw pillows onto the bed and adding a throw onto the end of the bed can create a welcoming and cozy room. Get a rocking chair or an armchair where you can have a knit blanket over the top of it. Be sure to leave your guests with plenty of clean towels for their stay.

Clutter Free

When you think about going to another person’s home, you think about how clean it is and clutter free. That is one of the main things that you will want to make sure you have your guest room. Having family or friends stay with you is always a treat but making sure that the room they are staying in is inviting. If you think that the room is a little small, then why not add some built-ins on each side of the bed. This is a great way to allow your guests to have their own nightstands, plus you can have books for your guests to read on the built-ins. This is another way to keep the room clutter free by having a space to put the books and knick-knacks for show.

Add Fresh Flowers

3 Ways to Decorate Your Guest Bedroom

Have you ever been to someone else’s home where the room had a nice light fragrance in it? Most likely they have left you some beautiful fresh flowers to enjoy and help freshen up the room. Adding fresh flowers to your guest room can give the appeal to your guests to feel more at home. Depending on the time of year that you have guests coming to stay with you, will depend on what kind of flowers you will leave in the room for them. For the spring, you can leave some hydrangeas or some tulips. Either way, adding this little touch into their room will allow your guests to relax more at night and during their stay.

While there are many other ways that you can decorate your guest bedroom, these are the few we wanted to share with you. If you still haven’t found your next home in the North Myrtle Beach area, allow us at North Beach Realty to help you. We have agents who can assist you in finding your dream home.

Trim the Tree

Decorate Your Vacation Home this Holiday Season

The holidays aren’t complete unless you have a Christmas tree in your home. After Thanksgiving Day is normally when families put up their trees and decorate them. This year you could have a small tree in your home and decorate it in a beach theme. For many who live at the beach or have a vacation home at the beach, they love to decorate it with flamingo’s and have a coastal feel to them. Be sure to put non-breakable ornaments on the tree and trim the tree with all the pretty colors you may find at the beach. No home or vacation home is complete this year without trimming the tree as a family!

Decorate the Outside

It’s time to haul out the holly and decorate the outside of your new vacation home. Adding festive decorations to your home can make your home inviting to your friends, family and guests. Grab some fresh garland, lights and a beautiful wreath to decorate the front porch of your vacation rental. Add a few lanterns with some unbreakable ornaments and add that perfect bow to the top of each one. Place a new festive welcome mat by the front door and hang that wreath on the door. Your family and guests will definitely be inviting for anyone who visits your vacation home.

It Feels Like Home

Decorate Your Vacation Home this Holiday Season

The holidays definitely bring out the best in us all and making your vacation home feel like your guests’ home too. Add some holiday décor throughout your home such as garland along the railings of the staircase and on the mantle. Breakout the holiday dishes and have a nice table runner or cloth on the dining room table. To also make your home more inviting, you could leave some holiday candy, chocolate candy or candy canes in a glass jar or bowl for your guests to enjoy.

There are many other ways that you can get your new vacation home ready for your guests, but these are just a few we thought you’d like. If you are still in the market for a new home or vacation home, allow one of our agents at North Beach Realty help you out. We hope that you and your family enjoy your North Myrtle Beach vacation home this holiday season!
